Plans drawn for alterations and renovations as well as new homes. We have many years of experience in the planning of new homes and alterations, and pride ourselves on providing a service which goes beyond just drafting plans.
Dave H Architectural Design is a small 2 man practice comprising David Holliday and his son Matthew.
The practice is based in Table View, and we choose to work exclusively in the Milnerton to Melkbos area, including the Bothasig Edgemead Monte Vista cluster.
Submission and approval through the local authorities is such a large part of what we do in the architectural field today, that specialising in this way contributes enormously to our efficiency and service.
The full service including submission and follow up to approval is only available in the Blaauwberg and Parow plans offices of the City of Cape Town.
Working across a wider area would mean we have to do less and charge more, or expand the practice and risk losing the personal involvement, and we choose not to do that.
David is registered with the SACAP as an architectural professional, Pr. Arch. T. And is also registered as an energy efficiency consultant to apply and take responsibility for the requirements of the new national building regulations that deal with energy efficiency.
Over 1600 plans approved over the last 12 years.
INNOVATION WITH PRACTICALITYhttp://theplanspecialist.blogspot.com
For alterations David will visit you in your own home, and discuss your ideas and make practical suggestions as to how best to achieve your goals.
The dominance of the Parklands market in our area in recent times has resulted in a change in the design mindset. With ever smaller plots available for the design of new homes, the challenge of designing requires innovation and creativity to produce homes that are different and not merely reproductions of an old formula.
David prides himself on creating every design from scratch starting with a blank page, drawing the plot and designing to the clients requirements around the benefits of the particular site.
Most new areas where land is available come with detailed design guidelines which again are restrictive in terms of the flexibility of design. Parklands, Big Bay, Atlantic Beach, Grotto Bay all impose very tight rules with which a new design must comply and again David is constantly trying to find new interpretations to keep homes individual to the owner
As with alterations, the design of a new home is a collaborative effort, a partnership between the designer and the home owner. David will work with the client to interpret the brief in a practical and economical manner to produce the best result in terms of efficiency and creativity.
Need a builder you can trust?
For new homes and alterations, David will organise quotes from suitably experienced builders who are known to him, and have done good work for his clients in the past.
This is done through an invited tender service and includes the following:
Preparation of detailed specifications
Setting deadlines for returns of quotes
Following up to ensure quotes are received
Checking quotes to see they are reasonable
Calling for contactable references for you to check from each builder
The construction tender service is available for both alterations and new homes.
After an initial consultation to discuss the proposals David will quote a fixed fee for preparation of plans. Within the Blaauwberg Municipal area, this fee will include a full printing, submission and follow through to approval service.
At the same time as quoting for plans David will advise the likely additional costs of approval that may apply. These would certainly include the scrutiny fees payable to council to check the plan. There may also be departure fees, again a council cost if your proposal goes over a building line or in some way contravenes the zoning regulations. There may also be fees payable to a Homeowners Association for approval of the plan prior to submission.
David will break down all of these costs for you, and try to prevent surprise additional costs .
David’s experience with, particularly the Blaauwberg local authority, enables him to give great advice regarding the processes and pitfalls involved in submission and approval of plans.
